OPTION A - Full Management

The complete letting/management service. Making the letting experience hassle free.

INITIAL MARKETING & PREPARATION OF DOCUMENTS

£90 INCL VAT

  • National marketing through major websites – ‘Rightmove’ & ‘Zoopla’
  • Plus Our own website – www.wilkinsonsproperty.co.uk
  • Detailed Inventory (outsourced to specialist independent company)
  • Preparing tenancy and organise signing of the tenancy agreement
  • Comprehensive reference checking through RENT4SURE an independent referencing company

MANAGEMENT FEE

10% INCL VAT

Negotiable rate for owners with more than one property

To include the following in addition to above:

  • Arranging for the tenants to pay their rent by standing order
  • Advising Utility Companies of meter readings & details of new tenants
  • Paying the landlords the rent monthly via BACS
  • Carrying out regular property inspections and reporting to the landlord
  • Organising repairs with independent contractors
  • Carrying out Check Out report at the end of the end of the tenancy (outsourced to independant specialist company)
  • Hold six-week deposit during the tenancy.

 

OPTION B – FINDERS FEE - please note that all tenant contact will be directly with the landlord after the tenancy signed

ADDITIONAL EXTRAS (IF NOT ALREADY OBTAINED)

Registering of deposit with Tenancy Deposit Scheme, per property per annum:
£30.00 INCL VAT

Energy Performance certificate (valid for ten years):
£60.00 INCL VAT

Gas Safety Certificate:
from £66.00 INCL VAT

 

*All monies are held in a separate client account and deposits are registered with the Tenancy Deposit Scheme a Government authorised scheme.

Independent redress provided by The Property Ombudsman TPOs
